The technician sent to our home, Eddie Perez, was friendly and knowledgable. He did his best to explain the situation and our options. He dealt with our home warranty company and cared about our satisfaction. Additionally, he arrived during the time slot specified. I have no complaints with our technician or Chrome.

Commercial spring maintenance in Flower Mound and checked the cooling, checked all amp draws, capacitors, contactors, changed out filters. Checked belts, temperature split, cleared out all drain lines. Found that on RTU 1 circuit 1 is empty on refrigerant and belt needs to be replaced, on RTU 2 found circuit two empty on refrigerant, belts in both units need to be replaced BX-45. Put leak search pricing in quote, need to price out belts due to there not being a price for belts.

Spring HVAC maintenance service call in Flower Mound. Routine maintenance check on duct work, insulation levels, bearings, amp draws, contactors, all electrical connections, refrigerant levels, and UV light.

Performed a one system maintenance checking heating. Checked all electrical, mechanical and safety components. Checked heat exchanger, gas valve, cleaned flame sensor and replaced customer supplied filter. All components checked out good. Recommended adding some surge protectors to equipment.

Upon arrival performed a 3 system maintenance while checking on why system was dripping water into store. Checked all systems electrical and mechanical components, recommend replacing all belts. Found on unit 1 ckt 1 is flat on refrigerant (r-22), and condenser coil needs to be combed. Found on unit 2 ckt2 is flat on refrigerant (R-22) , unit 3 condenser coils need to be cleaned and combed. Unit 1 had a clogged p-trap for drain, was able to take apart and clean. Recommended performing leak search’s on RTU 1&2.

Cleaned flame sensors on both units amp draws on both units where in ranger, made small repair to flu pipe on downstairs unit, changed flitter on upstairs unit, check owns on igniters, checked safety’s, noticed that the drain line for the downstairs unit was clogged and we recommend it to the customer to have it blown out but he said he would take care of it

Upon arrival found front left unit not dripping water. Checked RTU and found blower and condenser fan motors running but compressor 2 not running. Found no 24v present to compressor contactor. System had tripped on low pressure, found that the evaporator coil and drain pan needs to be clean. Debri is accumulating on bottom of coil and causing water to not drain into drain pan. Need to send estimate to Kelly. For approval.

Replace evaporator under parts warranty, change dryer in condensing unit, pressure test system, pull vacuum on system, weigh in refrigerant charge, reset unit, and test operation. Evaporator is covered but labor, refrigerant, and consumables are not.

Homeowner said unit seems to be struggling keeping up. Checked refrigerant charge. System is low on 410a. Recommended performing a leak search. Customer approved leak search. Found evaporator coil leaking and can't brazed leaks. Need to replace evaporator coil. Evaporator coil is under a parts warranty until 11/23. Found a bad 45/5 mfd run capacitor. Cleaned condensing coil and replaced capacitor. Blower motor was set too high. Changed blower speed to medium high. Customer wanted to charge unit up for the time being. Charged unit with 3 lbs of 410a. Ran system through cooling cycle took temp reading on supply and return air, checked static pressure on duct system. Static is a little high. Ductwork is undersized for system. Unit is cooling at this time. Will check availability and get back with Homeowner to schedule.
